Hi everyone, Darren Medland here. Looking back at this time five years ago, I remember we were all obsessed with finding big gardens in Howdon or Wallsend because we were stuck at home. Now, the conversation has shifted. I was chatting to a friend near Hadrian Road yesterday, and we were talking about how the "vibe" of the market has changed from a frantic sprint to more of a steady jog.

I’ve got some good news and some "keep your eyes open" news for you this month. The good news? Our local NE28 market is still a "seller’s market," meaning if you’re looking to move, you’re in the driving seat. The bit to watch? The gap between different types of homes is widening, and it’s all down to what folks can actually afford at the checkout.

Let’s Look at the Price Tags

If you’re window shopping for a move in Willington Quay or Battle Hill, here’s what the "menu" looks like right now:

Did you know that the "jump" from a terraced house to a semi-detached is roughly £30,000? In everyday terms, that’s often the price of a driveway, a bit of extra lawn for the kids, and perhaps that third bedroom so the little ones don't have to share anymore!

The 7-Year Surprise

This is where it gets really interesting. If you bought a terraced house seven years ago for about £130,090, it’s now worth £14,274 more. That’s an 11% jump! Meanwhile, a semi-detached isn’t far behind at 10.7% growth (up by over £16,000).

Compare that to flats. They’ve grown by 7.1%, which is steady, but it shows that in NE28, we really love our houses with front doors that lead straight onto the street. Why have terraces and semis won the race? Well, because they are the "sweet spot" for first-time buyers and young families.

The "London Link" to NE28

You might wonder why what happens in London at the Bank of England matters to us near Hawthorn Villas or Irwin Avenue. It’s all down to the Base Rate, which is currently at 3.75%.

Because mortgage rates are higher than they were a few years back, people can't borrow quite as much as they used to. However, with national earnings growing at 4.6%, people have a bit more "jingle" in their pockets each month. This has pushed buyers toward those terraced and semi-detached homes because they offer the best "bang for your buck" without breaking the bank on a massive mortgage.
