Every few streets, a new "For Sale" sign has popped up, and there’s a real sense of people wanting to make a move this summer.
I was chatting with a young couple recently near Hawthorn Villas who were weighing up whether to upsize. Like many of us, they were curious about what’s actually happening behind the front doors of NE28. Is it a good time to jump in, or should they wait?

The "Price Tag" vs. The "Handshake"

But here’s the bit that really trips people up: there is a massive gap between what people ask for and what they actually get. Across the NE28 postcode, the average "sold" price over the last year is £143,323.
Did you know? There is currently a £35,757 gap between the price on the website and the price on the final contract. That’s nearly 25%! To put that in simpler terms, it’s like going to a car dealership expecting to pay £20,000 but driving away having paid £15,000. It means that while sellers are being ambitious, buyers are negotiating hard and getting some great deals.
What’s on the Menu?
If you’re out house-hunting from Willington Quay to the northern edge of the postcode, you’ve got a decent amount of choice. There are 128 homes currently officially for sale, though when we look at the wider data, there are about 248 listings active in the system.
Around 33 homes are finding new owners every single month in NE28. That’s basically one a day! It’s a healthy rhythm—homes are selling, but there’s enough "stock" on the shelves that buyers don’t have to panic-buy the first thing they see.
Growing Your Nest Egg
Sometimes it’s easy to get caught up in the month-to-month wobbles, but property is a long game. Let’s look back seven years. If you had bought a typical home here in NE28 back in 2019, it would have cost you around £136,146. Today, that same home is worth an average of £143,323.
That is an extra £7,177 in your back pocket. It might not sound like a lottery win, but that’s real money—wealth that has quietly grown just by you living your life and cutting the grass.
