Hi everyone, it’s Darren Medland here. If we were to hop into a time machine and go back to August 2025, the local property scene across NE28 9 felt a bit like a slow-burning bonfire. But today, on the 3rd of August 2026, the flames are dancing a lot higher.

I’ve got a "good news / bad news" update for you this month, and depending on whether you’re looking to pack your bags or find a new front door, you might find this quite surprising!

The Good News: Your Home is Growing in Value

If you own a home anywhere from the leafy corners of The Swallows to the busy stretches near Coast Road, you’ll be pleased to know that prices are on the up. Over the last month alone, the average price tag on a home in NE28 9 has jumped by £6,604.

Think about that for a second—that’s like your house "earning" over £200 every single day while you were sleeping, eating, or watching the telly. If you bought an average home here seven years ago, it’s now worth £8,309 more than what you paid. While that might not buy you a private island, it’s a tidy sum of real money sitting right there in your bricks and mortar.

The Bad News: The "Guesswork" Gap

Here is the "bad news" (or at least, the bit that requires a bit of a reality check). There is a massive difference between the price tags we see on websites like Rightmove and the actual money changing hands at the solicitor's office.

Currently, the average asking price in NE28 9 is £244,822. However, the average price people actually paid over the last year was £178,505. That is a whopping gap of £66,317.

Did you know? That gap is roughly the same price as twenty brand-new family hatchbacks! It tells us that while sellers are feeling very optimistic and putting high prices on their homes, buyers are being much more cautious and haggling hard. Whether you’re looking at a detached house in Moor Drive or a semi in Sunholme Drive, the lesson is clear: the price on the advert isn't always the price on the cheque.

What’s for Sale?

Right now, we have 64 properties looking for new owners across the NE28 9 postcode. We’re seeing about 11 homes sell every single month—that’s roughly one every three days.

If you’re shopping for a home, there’s a decent amount of choice, with most properties sitting between £145,000 and £365,000. It’s what we call a "Seller’s Market," which basically means there are plenty of people wanting to move, but things are moving at a steady, manageable pace rather than a frantic rush.

The Big Picture

So, what does this mean for you? If you live in NE28 9, your home is worth more now than it was last month and significantly more than it was seven years ago. But, if you are planning to sell, you need to be careful. The "Asking vs Sold" gap shows that if you aim too high with your starting price, you might find yourself waiting a long time for a buyer to bite.
