A Bit More Buzz in the Air, NE28 9 Market Activity — August 2026
If we were to look back at the NE28 9 property map this time last year, things felt a little bit like a Sunday afternoon snooze. Fast forward to today, 3 August 2026, and the level of activity has definitely picked up. It reminds me of the difference between a quiet stroll through Rising Sun Country Park and the busy hum of the Coast Road during the school run.
I’ve got some "Good News" and "Wait-and-See News" for you this month. The good news is that more people are moving; the wait-and-see news is that if you’re looking to buy, you might have to sharpen your elbows just a little bit more than you did back in July due to the current level of competition for sellers.
The Magic Number: 5.6
Right now, NE28 9 is sitting firmly in what we call a "Seller’s Market." But what does that actually mean for you?
Imagine you’ve baked a batch of cookies to sell at a school fair. If you have 10 cookies and 20 hungry kids are waiting, you’re in charge! That’s a seller’s market. In our neck of the woods—stretching from the family homes near Sunholme Drive to the leafy spots around The Swallows—we measure this using the relationship between stock levels and buyer demand.
Currently, our housing supply sits at 5.6. This represents the ratio of properties currently for sale compared to the number of buyers actively committing to a purchase. Crucially, this figure has tightened by 0.3 since July. Market activity is intensifying. When that number sits below six, the balance of competition typically favours those selling their homes.
More Choice, But More Competition
Did you know that there are actually more homes to look at this month? We’ve seen the number of properties for sale jump from 56 to 64.
Usually, when there is a higher volume of housing supply, you’d think it would be easier to buy one. However, because so many people are actively looking to move into NE28 9 right now, the competition for those extra homes is significant. We are seeing about 11 sales every single month.
Think of it like a popular toy shop. Even if they get a new delivery of 8 boxes (our stock increase this month), if there are 15 people waiting at the door, the choice for buyers remains limited because demand is so high!
What’s Happening in Your Street?
From the grander homes on Moor Drive to the busy hubs near Swallow Court, the "Sold" signs are appearing frequently. While the average price people are asking for is around £244,822, the actual price people have been paying over the last year is closer to £178,505. That’s a big gap, which tells me that while there are some very expensive dream homes out there, the "bread and butter" of our local market is still very much focused on affordable family living.
What This Means For You
If you are selling: You are in a great spot. Because the housing supply is tightening, your home is entering a market with high levels of buyer engagement. It’s a great time to show off your garden while the August sun is out!
If you are buying: Don’t panic, but don’t dawdle. With 64 properties currently for sale, you have more choice than you did in June or July. However, because the market is leaning towards sellers, you need to have your ducks in a row. Make sure your bank is ready to go so you can be competitive when you find "the one" near Coast Road or beyond.
If you are just curious: The fact that market activity is increasing usually means your own home is a very popular place to be. People want to live in NE28 9, and that’s always a lovely feeling for any homeowner!
