If you took a stroll from the leafy corners of Hadrian Park down towards the bustling shops in Wallsend high street this morning, you might have noticed something interesting. It isn’t just the smell of morning coffee or the sound of the Metro; it’s the sheer number of "For Sale" signs that have popped a little "Sold" sticker over their faces.

I’m Darren Medland, and I’ve been watching our local NE28 patch very closely this August. Right now, our neck of the woods is what we call a "Seller’s Market." To put that in plain English: imagine you’ve baked a batch of your famous scones for the school fair. If there are thirty hungry people waiting and you’ve only got ten scones, you’re in charge! That is exactly what is happening with houses from Battle Hill over to Willington Quay. There are more people wanting to move in than there are keys to hand over.

The Magic Number: 3.8

Did you know that if every estate agent in NE28 stopped putting new houses on the internet today, we would run out of homes to sell in just 3.8 months?

Last month, that number was exactly the same. It’s stayed rock-steady. In the property world, anything under six months means the person selling the house has the upper hand. It’s like a game of musical chairs where there are far more players than seats. If you’re a buyer, you can’t really afford to "sleep on it"—if you do, someone else will likely be waking up in it!

More Choice on the Menu

Even though things are moving fast, we’ve actually seen a little boost in choices for you. We’ve gone from 128 homes on the market to 144 this month. That’s 16 extra families who have decided to pack their boxes and move on to their next adventure.

It’s a bit like a popular restaurant getting a few extra tables in. It’s still busy, and you still need a reservation, but at least you’ve got a better chance of getting a seat near the window!

How Fast is the Clock Ticking?

Every single month in NE28, about 37 homes are finding new owners. When you look at the 144 homes currently available, that means roughly one-quarter of all local property stock is being snapped up every four weeks.

We’ve seen some incredible activity recently. Down on Hadrian Road, a beautiful spot called Marine Park House changed hands for £840,000, while over in Hawthorn Villas, a home went for £685,000. Whether it’s a grand house or a cosy starter home on Irwin Avenue or Kings Road South, the demand is bubbling away right across the postcode.

What Does This Mean for You?

If you are thinking of selling: Your home is a very popular item right now. Because there aren’t enough houses to go around, you are in a great position to get a price that makes you smile. You won't be waiting around for years to find a buyer, either.

If you are looking to buy: You need to be "match fit." Have your paperwork ready, your bags (metaphorically) packed, and be ready to make a decision. You have a few more houses to choose from than you did in July, but the competition is still fierce.

If you are staying put: It’s good news! High demand usually means the value of your home is staying nice and strong.

NE28 is a fantastic place to live—from the riverside to the rising hills—and it seems the rest of the world has finally caught on to our secret!
