Wallsend Market Demand — November 2026

The Great Vanishing Act, Wallsend Market Demand — November 2026

I was walking down Wallsend High Street this morning, dodging the puddles and watching the steam rise from a fresh Greggs pasty, when I noticed something striking. You know how, just a few weeks ago, you couldn't walk from the Segedunum Roman Fort over towards Battle Hill without seeing a forest of "For Sale" signs? Well, have a look again. Those signs are disappearing faster than a tray of chips at a family party.

In our little corner of North Tyneside, spanning from the bustle of Wallsend right across to the leafy pockets of Howdon and Willington Quay, the shelves in the "property shop" are looking remarkably bare.

If you’ve been thinking about moving, you need to know that we are currently in a Seller’s Market. To put that in plain English, imagine you’ve baked the only dozen cupcakes in the whole of NE28, but there are thirty hungry neighbours standing at your garden gate with their wallets out. Because there are more people wanting to move than there are houses available, the people owning the houses are the ones wearing the captain’s hat right now.

The Incredible Shrinking Choice

Here is a fact that might surprise you: last month, we had 145 homes available across the area. This month? We are down to just 126. That means 19 families have snapped up a home and left the "available" list, and new people haven't arrived fast enough to replace them.

For you, if you’re looking to buy a new place, it means your "menu" of choices has gotten smaller. You can't really afford to "sleep on it" for a week anymore. If you see a lovely semi-detached house on Hyde Park or a grand spot on Beaumont Drive, chances are someone else is already calling the bank to get their pennies in order.

How Busy is the Neighbourhood?

Even though the total number of houses for sale is quite low, the activity is buzzing. On average, 37 homes are being snapped up every single month here in NE28. When you look at the fact that only 126 are available in total, it means nearly a third of all the homes on the market are finding new owners every 30 days.

We call this the "Turnover Rate," and at 29%, it’s like a game of musical chairs where the music stops and almost a third of the chairs are taken instantly.

What Does This Mean for You?

If you are selling: You are in a fantastic position. There is very little competition from other neighbours selling their homes. Because there are only 126 homes for sale across all of Wallsend and North Tyneside’s NE28, your house will stand out like a spotlight. You don't have to worry about five other houses on your street being for sale at the same time and undercutting your price.

If you are buying: You need to be "match-fit." With the average price people are actually paying sitting around £158,322, homes are within reach for many, but the lack of choice means you have to be decisive. If you find a home you love, you need to let the owner know you’re serious straight away.

If you are staying put: Your home is likely holding its value very well. When something is rare, it becomes more precious. Because there are so few homes to choose from, the ones that are available are highly sought after.

Whether you’re in a cosy terrace near the town centre or one of the larger detached homes on Irwin Avenue or Kings Road South, the message this November is clear: Wallsend is popular, the stock is low, and the ball is firmly in the seller's court.
