Hello there! Darren Medland here. I was wandering past the shops near Hadrian Road this morning, watching a young couple peering into an estate agent’s window. They looked a bit puzzled, pointing at the prices and shaking their heads. It made me wonder: if you had a pot of money to plonk down on a home in NE28 today, do you actually know which type of building would treat your bank account the kindest over the long run?

You might think the biggest, fanciest houses always make the most money, but you’d be surprised! In our corner of the world—stretching from the bustling streets of Wallsend to the leafy corners of Willington Quay—the "middle child" of the property world is currently wearing the crown.

The Big Boss at the Bank

Before we look at our local streets, we have to look at the big bosses in London—the Bank of England. Right now, the "Base Rate" (that’s basically the price the big banks pay to borrow money) is sitting at 3.75%. Because that number is a bit higher than it used to be, the banks are being a bit more careful about who they lend to.

This filters down to us in NE28 like a game of musical chairs. When borrowing costs more, people who might have wanted a huge detached house in Hawthorn Villas might decide to look at a semi-detached instead. This extra competition keeps prices for certain houses moving up, even when the rest of the country is feeling a bit chilly.

This is where it gets really juicy. If you had bought a home seven years ago, how much "free money" would be sitting in your bricks and mortar today?

If you bought a semi-detached house, you’re the big winner. Your home has shot up by £20,885 (a 13.1% jump!). Compare that to a detached house, which only grew by £14,545 (5.5%).

Wait, what? The smaller house earned more money than the big one? Yes! It’s because everyone wants a semi-detached right now. They are the "Goldilocks" of NE28—not too big, not too small, and just right for the budget of a growing family. Meanwhile, people who bought flats have seen a smaller increase of about £4,696.

What should you do?

If you live in a semi-detached in Battle Hill or Howdon, you are sitting on a goldmine. You’ve seen the best growth in the entire postcode.

If you are a first-time buyer, don't be discouraged by the flats' slower growth. At an average of under £80,000, they are an absolute bargain compared to the UK average of £287,003. It’s a fantastic way to stop paying a landlord and start owning your own front door.

Looking ahead to the rest of 2026, I expect the terraced homes and semis to keep lead the way. As long as wages keep growing (they are up 3.5% nationally!), people in NE28 will keep looking for those perfect family homes, keeping the market moving at a steady trot.
