Wallsend Local Market Update — November 2026

The Bridge Between Prices and Pockets, Wallsend Property Market — November 2026

If you were to take a stroll down the High Street in Wallsend today, you’d see a town that’s very much on the move. I was chatting to a couple near the Forum Shopping Centre yesterday—they’ve lived here for thirty years and were amazed at how much the face of North Tyneside is changing. Whether you are browsing the shop windows in the town centre or taking the dog for a walk near the Rising Sun Country Park, there’s a real sense that our little corner of the world, especially across the NE28 postcode, is a hive of activity.

Right now, the "typical" person moving around our area is often a growing family looking for a bit more elbow room. We’ve seen some lovely big homes changing hands recently, like a detached house on Beaumont Drive that sold for nearly £440,000, and a beautiful spot on Hyde Park for £420,000. It shows that people really want to plant roots here.

The Price Tag vs. The Handshake

Let’s talk about what’s happening with the numbers. If you look at all the homes currently for sale in Wallsend, the average price tag you’ll see in the window is £165,847.

However, something interesting is happening. That "sticker price" has actually taken a bit of a dip this month—dropping by about £20,000 compared to October. Now, don't let that worry you! It doesn't mean your house is worth less; it just means that the mix of homes currently for sale has changed, perhaps with more smaller terraces or flats hitting the market lately.

Did you know there’s usually a gap between what a seller asks for and what a buyer actually pays? In NE28 right now, that gap is about £7,525. It’s like when you see a sofa on sale—the price on the tag is one thing, but the final deal at the till is often a little lower. Most sellers are finding they need to be a bit flexible to get the deal over the line.

Choice on the Shelves

If you’re thinking of moving, you might wonder if there’s much to choose from. Currently, there are 126 homes for sale across the area. From the leafy streets of Kings Road South to the newer builds in Battle Hill, there’s a decent variety, but it’s not "overflowing."

Because about 37 homes are selling every single month, things aren’t sitting around gathering dust. In fact, for every four houses we have "on the shelf," one of them gets snapped up every month. We call this a "seller’s market," which basically means the people selling houses have a bit more of an advantage because there are plenty of keen buyers waiting in the wings.

The Seven-Year Reward

This is my favourite bit of news to share. If you bought a home in the NE28 area seven years ago, you’re likely sitting on a very tidy sum of "hidden" money.

Back in 2019, the average home sold for about £137,695. Today, that same average home is worth £161,389. That is an extra £23,694 in your pocket just for living in your own house! Imagine finding twenty-three grand under the floorboards—that’s the power of owning a home in a popular area like North Tyneside over the long run.

What’s the Verdict?

While the "asking prices" we see online have wobbled slightly this month, the actual "sold prices"—what people are handing over their hard-earned money for—have stayed remarkably steady, barely changing by the price of a takeaway dinner (£27).

Whether you’re in a cosy terrace in Wallsend or a larger detached home in one of the surrounding villages, the market is solid. People still want to live here, prices are holding their ground, and if you've owned your home for a few years, you're likely much better off than you were before.
